Why this building type is different.

Large offices fail on churn, not on construction. The original fire stopping is often fine. Then floors get re-fitted, tenants change, data cabling is added, and each change punches through a seal that nobody re-instates. Five years of small changes leaves a building with hundreds of open penetrations and no record of any of them.

Four things we get right here.

Churn is the real risk, not the original buildThe seals installed at handover were probably correct. It is the fit-out two tenants later that opened them. This is why we favour re-enterable systems in cabling risers.

Cable trays run the length of a floorAbove the ceiling, a tray crosses every compartment wall on the floor. It is the fastest horizontal fire path in the building and the one least likely to have been looked at.

Insurers want evidence, not assuranceA statement that the building is compliant is worth very little at renewal. A photographed, located record of what is installed is worth a great deal.

Work happens out of hoursAbove-ceiling work in a live office means evenings and weekends. We plan for that from the start rather than treating it as a variation later.

Questions from teams like yours

Can this be done without closing floors?Yes. Almost all of our office work is above ceilings in occupied buildings, done out of hours. We need the ceiling tiles out and safe access, not the floor empty.

How do we stop seals being broken again after a fit-out?Two things. Use re-enterable systems such as pillows in the risers that change, and put a line in the fit-out contract that any penetration created must be re-sealed and photographed. The second one saves more money than the first.

What does our FM team need to keep?The location register and the photographs. If your FM team can find, on a floor plan, which penetration is which, the building stays manageable. If they cannot, every future audit starts from zero.

Do you work for the landlord or the tenant?Both, and it matters who is asking. The base-build shafts are usually the landlord's, the fit-out penetrations the tenant's. We will tell you which side a given defect sits on.
