Why this building type is different.

A hotel guest does not know where the stairs are, may be asleep, and will not evacuate quickly. Compartmentation has to hold long enough for people who do not know the building to get out of it. And because the hotel keeps trading, the work happens floor by floor, at night, with no dust, no noise and no smell reaching an occupied room.

Guests do not know the way outThat is the design assumption. Every corridor wall, every guest room door and every service riser is buying time for someone who is disoriented. A single open penetration above a corridor ceiling undoes a whole floor of it.

Guest room doors are the most-abused elementDoor seals get painted over, torn by trolleys, and replaced by maintenance with whatever fits. Intumescent strips and smoke brushes need checking as a routine, not once at handover.

Can you work while the hotel is open?Yes — almost all of our hospitality work is in trading hotels. We take a block of rooms or a floor at a time, work the windows you give us, and hand the area back clean. Nothing needs to close.

Will there be smell or dust in guest areas?That is the thing we plan hardest around. We use low-odour products near occupied rooms, screen every working face, and clean before each shift ends. Where a product genuinely needs ventilation, it goes into an empty block instead.

Do you check guest room door seals?Yes, and it is usually where we find the most. Intumescent strips painted over, smoke brushes torn off by trolleys, closers removed. It is quick to check and quick to put right.

What do we get for the fire NOC and the insurer?A location-by-location record with photographs, mapped to NBC Part-IV. It is the document both the authority and the insurer ask for, and it is the one most hotels cannot produce for the passive side.
